Homeowner
I am now the OWNER of a 2200 square foot, 4 bedroom, 3 bathroom, cute yellow corner house... and I'm 23!
I am no longer going to screw around with the stock market. That $30,000 loss in January still stings a bit. That was supposed to be my financial shortcut to getting a house and it had the opposite effect.
My goal now is to work like crazy and build up exactly 2 years worth of living expenses, then throw more money at that house to cut the payments in half.

Of course, you deserve to be able to quit your day time job, and of course wise planning ahead will prove to be the right way to go.
But remember the one drawback from having lots of space: it takes a darn lot of time to clean it all. 😀

I better strategy then saving up 2 years of expenses before you turn you attention to killing your mortgage..
is doing both at the same time… for example if you have a $2000 to put toward your 2 year supply of cash… put $1000 in savings and pay an extra $1000 on your house’s mortgage…
it will accomplish several things… your savings is growing… and you are “cheating” your mortgage company out of profits… there by accelerating your financial independence.
Based on what you have made public about your earning… and knowing what real estate costs in California in 7-10 year you should be financially independent and own your home free and clear…
having watched you since the beginning if, I were a betting man I’d say the 7-10 year time frame is very generious… I would not be surprised if you reached these goals in half the time.

IM is a real goldmine, as long as you stay out of the “how to make money” niche. I don’t sell any how to make money products, I just happen to be someone who markets on the internet.
If you sell real estate infoproducts, do real estate copywriting, real estate coaching, etc. you will actually have a USP.

I have to say though….
I’d think twice about throwing tons of money at the mortgage… unless of course you think you can’t make more than 6 or 7% investing into you’re business…
You may even want to consider grabbing another as a rental.
Now is def not a bad time to do just that…

Why would you try to cut down your payments. Use that money to buy another house in this down market and rent it out for resale when housing comes back.
Maybe if I was older and had more collateral to back me up I would.
Getting even one house was enough of a headache. Banks are so reluctant to lend money these days. They wouldn’t even take my $30k cashier’s check without proof of where it came from.
Anyway, I’ve taken some of your guys’ advice and added a little to my payments. Not a ton but paying $2500 a month for a $2142 house payment cuts it from 30 years to 20 years.
I want to quit my job at some point, but I need a big cash reserve to feel comfortable doing that especially since I’ll have to pay for my own health insurance and all that.
